How to compare property listings

A practical way to compare price, photos, location, availability, and listing clarity before you contact anyone.

Before comparing price or photos, confirm you are comparing rent with rent or sale with sale, and the same property type. A furnished rental and an unfinished property for sale are not comparable just because both have a price.

Seven things to compare

Work through each factor before deciding which listing to contact first.

Listing type

Rent or sale? Make sure you are comparing like for like.

Property type

Apartment, house, commercial space, or plot. Type changes expectations and what you should inspect.

Photos

Check whether photos show the main rooms, kitchen, bathroom, and entrance — not just the best angle.

Price and inclusions

Ask what the price includes: utilities, furniture, parking, deposit, or agent fees.

Location and neighbourhood

A clear neighbourhood, street, or landmark is more useful than a vague area name.

Availability

Check whether the listing is available and when it was updated.

How to reason about price

Price is one factor — not the only one.

Weak reasoning
This one is cheaper, so it must be better.

Cheap without context can hide missing photos, vague location, or unclear terms.

Stronger reasoning
This one is cheaper, but it has fewer photos and no bathroom shot. I will contact both and ask the cheaper one about photos, location, and what the price includes.

This compares price with evidence, not price alone.

Photo clarity matters

Useful coverage of the main spaces is more informative than repeated photos of one room. Count coverage, not just photo quantity.
